Tim Tepes, a longtime Lehigh Valley Realtor®, Pennsylvania licensed associate broker and past president of Greater Lehigh Valley REALTORS®, has been selected by the Pennsylvania Association of Realtors® Line Officers to serve as a District 4 representative in 2027.
The appointment continues a record of association service that has included multiple terms on the PAR Board of Directors and as a District 4 representative, participation in Professional Standards, the Operational Policies and Efficiencies Task Force and the Standard Forms Feedback Panel. Tim is also scheduled to serve on the Standard Forms Feedback Panel during 2027.
For Tim, the appointment represents another opportunity to bring decades of real estate experience and Lehigh Valley market knowledge to discussions affecting Realtors®, property owners and real estate transactions across Pennsylvania.
PAR is a statewide professional organization representing more than 38,000 residential and commercial Realtors®. Its governance structure includes a Board of Directors, committees, councils, feedback panels and an Executive Committee responsible for important areas of association policy and strategic direction.
PAR identifies its line officers as the President, President-elect, First Vice President and Treasurer. Those officers serve on the Executive Committee along with other designated members. The Executive Committee makes policy recommendations to the Board of Directors, handles certain emergency matters between board meetings and monitors the association’s strategic direction and goals.
Tim’s 2027 appointment is as a District 4 representative selected by PAR’s Line Officers, rather than one of those four statewide line officer positions.
That distinction matters because statewide association service depends on many members contributing through districts, committees, boards and feedback panels.
Pennsylvania contains many different real estate markets. Issues affecting the Lehigh Valley may differ from those facing Philadelphia, Pittsburgh, smaller cities or rural communities.
District representatives help bring those regional perspectives into statewide conversations.
For a professional serving District 4, that can mean listening closely to Realtor® members, studying proposed policy changes, participating in association meetings and sharing practical experience from local transactions.
PAR holds business meetings three times each year. According to the association, these meetings allow committees and the Board of Directors to analyze issues and formulate policies affecting both the profession and the association. The 2027 winter meetings are scheduled for January 25 through January 27, followed by spring meetings May 11 through May 13.
Effective participation requires more than attendance. Members serving in statewide roles must review materials, understand the subjects before them, listen to differing viewpoints and contribute with the broader membership in mind.
Tim’s 2027 appointment follows years of involvement in organized real estate.
His PAR service has included Board of Directors and District 4 terms dating back to 2020, with additional service in Professional Standards, Local Presidents, Local Presidents Elect, the Leadership Advancement Conference, the Operational Policies and Efficiencies Task Force and the Standard Forms Feedback Panel.
He currently serves on the PAR Board of Directors and as a District 4 member for the 2026 term.
At the local level, Tim previously served as president of Greater Lehigh Valley REALTORS®, the trade association representing real estate professionals throughout Lehigh, Northampton and Carbon counties.
That association background complements more than three decades of work in Pennsylvania real estate. Licensed since 1990, Tim has worked with buyers, sellers and investors throughout the Lehigh Valley and has closed more than 2,000 properties during his career. His education includes a bachelor’s degree in Business Management from Bloomsburg University and an associate degree in Architecture from Lincoln Tech.
One area of Tim’s continued PAR service is the Standard Forms Feedback Panel.
PAR states that its Standard Forms Committee creates and updates forms so they remain legally compliant and continue to meet the needs of members and the marketplace. The Standard Forms Feedback Panel reviews existing forms and proposed revisions, then provides member input for further consideration. Its membership includes representatives from PAR districts across Pennsylvania.
That work affects everyday real estate practice.
Agreements, disclosures and other transaction documents must respond to legal requirements, changing business practices and the practical needs of consumers and real estate professionals. Feedback from active practitioners can provide important perspective on how those documents function during actual transactions.
Association leadership requires the ability to represent more than one company, local market or professional specialty.
It means hearing concerns from members across Pennsylvania, understanding legislative and regulatory matters and considering how decisions may affect real estate professionals and property owners in very different communities.
PAR’s governance structure also includes committees focused on finance, professional standards, legal matters, legislative issues and public policy. Its Legislative Committee reviews legislative and regulatory proposals for their effect on Pennsylvania real estate, while the Professional Standards Committee promotes education regarding the Realtor® Code of Ethics and related enforcement processes.
PAR staff members then support the organization throughout the year in areas that include executive administration, advocacy and member services.
For local homeowners, buyers, investors and real estate professionals, Tim’s continued statewide service gives the Lehigh Valley another experienced voice in discussions affecting real estate practice in Pennsylvania.
His work in Northampton, Allentown, Bethlehem and surrounding Lehigh Valley communities provides direct exposure to the questions property owners and real estate professionals face every day.
For fellow Realtors®, his appointment reflects the value of professional service beyond individual transactions. Strong associations depend on members who are willing to contribute time, prepare carefully, listen to colleagues and help address issues that affect the profession statewide.
